BGL’s Real Estate Team Completes $16.3 Million Refinancing and Restructuring of Two Wyndham Hotels

Wyndham Hotels receives bridge financing by American Bank

Brown Gibbons Lang & Company (BGL), a leading independent investment bank and financial advisory firm, is pleased to announce the refinancing and financial restructuring of two Wyndham hotels totaling 245 keys in Avon, OH, and Noblesville, IN. BGL’s Real Estate team served as the exclusive financial advisor to the ownership group in this transaction, with American Bank N.A. providing the bridge financing for the Wyndham Avon and Wyndham Noblesville hotels.

BGL’s Real Estate team advised the owners on a tailored solution to navigate upcoming senior loan maturities by negotiating short-term forbearance, prepayment terms, and extension options for in-place bridge financing, while ultimately securing new multi-year term senior bridge financing. In addition, BGL raised preferred equity investment to recapitalize both hotels’ balance sheets, which redeemed minority interests within the original ownership group and funded reserve accounts at each property.

The new American Bank bridge financing successfully retires maturing construction financing, along with the prepayment of a Small Business Administration 504 loan. With this execution, American Bank delivers an efficient financing structure to optimize hotel operations and reaffirm the long-term lending relationship with the Sponsor.

Zane Smith, Executive Vice President and Chief Banking Officer at American Bank: “We pride ourselves on finding bespoke solutions for our clients’ credit needs. This is exactly what we had to do with this transaction. Over multiple months, we crafted a credit solution that worked for all parties, even accommodated a pivot, at the last minute, due to third-party issues. It was a pleasure working with the Ceres and BGL team on these assets to find a creative lending structure.”

BGL previously closed on the  brand conversion for a portfolio of hotels that included the Wyndham Avon and Wyndham Noblesville at Noblesville Innovation Mile.

David Crisafi, President of Ceres Enterprises: “As these hotels faced maturity walls in the current capital markets environment, BGL’s advisory was pivotal to arrange a beneficial solution that would continue supporting the strong operational performance at both properties. BGL and American Bank quickly structured the new issuance and ran an efficient closing process to achieve key milestones and deadlines. We look forward to the continued partnership with American Bank as an institutional hotel lender.”

BGL Real Estate Advisors Completes Financing for The Orchards Apartment Complex in North Carolina

The Orchards Properties Complex in North Carolina has obtained development financing by Peachtree Group.

Brown Gibbons Lang & Company (BGL), a leading independent investment bank and financial advisory firm, is pleased to announce the financial closing of the new 166-unit apartment community development in Hendersonville, North Carolina. Peachtree Group provided development financing. BGL’s Real Estate Advisors team served as the exclusive financial advisor to Orchards Properties LLC in this transaction.

The site will feature seven, three-story Class A apartment buildings across ten acres. The new development will provide residents with convenient commuting options across Asheville, with proximity to U.S. Hwy 64 and I-26, along with easy access to recreational amenities, including numerous parks, hiking trails, and the nearby Blue Ridge Mountains. Hendersonville, along with Asheville, has seen tremendous population growth over the last few years, highlighted by several new developments from Fortune 500 companies, including Amazon, D.R. Horton, and others, which have created a major need for new housing supply in the area. Given the unprecedented population growth, the nearby Asheville Regional Airport has recently commenced a $400 million terminal expansion project, which serves as an additional tailwind for the new development.

“BGL’s exceptional industry expertise, along with their comprehensive and efficient process, allowed us to move forward with a long-term, national capital partner in an expedited fashion,” said Luis Graef, President and Owner of Orchards Properties. “We value the opportunity to work with an experienced commercial real estate lender as we continue to develop and operate residential communities in the greater Asheville area.”

Hall of Fame Resort & Enterainment Co. receives CPACE financing provided by Peachtree Group and ground lease provided by Blue Owl.

BGL Real Estate Advisors Structures $135 Million in Real Estate Financing for the Hall of Fame Village

Hall of Fame Resort & Enterainment Co. receives CPACE financing provided by Peachtree Group and ground lease provided by Blue Owl.

Brown Gibbons Lang & Company (BGL), a leading independent investment bank and financial advisory firm, is pleased to announce the structuring of $135 million in real estate financing to complete an indoor waterpark and construct a new hotel at the Hall of Fame Village (HOFV). BGL’s Real Estate Advisors team served as the exclusive financial advisor to HOFV Holdings in this transaction, with the Peachtree Group (Peachtree) providing the Commercial Property Assessed Clean Energy (C-PACE) financing and Blue Owl’s Real Assets division reinstating a $65 million ground lease.

The $70 million in C-PACE financing, which is the largest C-PACE loan issued in the state of Ohio for a single project, will be used to support the continued development of an 85,000 square foot indoor waterpark and begin construction of a 183-key hotel, steps away from the Pro Football Hall of Fame.

“C-PACE has emerged as one of the most effective financing tools in today’s commercial real estate market because it addresses both near-term capital constraints and long-term asset needs,” said Jared Schlosser, Head of Credit Originations and C-PACE at Peachtree. “By providing long-term fixed-rate capital, C-PACE allows owners to fund critical building systems while preserving liquidity and reducing pressure on senior debt. In a higher-for-longer rate environment, it plays an important role in supporting overall project viability. We value our continued partnership with the BGL team and their ability to navigate complex transactions to a successful financial closing.”

BGL previously closed on the structuring of $33.4 million of C-PACE financing for the Tom Benson Hall of Fame Stadium within the HOFV Campus in July 2022. The stadium financing, coupled with the new construction capital, will bring Peachtree’s total funding for the HOFV campus to $103.4 million of C-PACE.

The village is the resort property of the Hall of Fame Resort & Entertainment Company, which changed from a publicly traded to a private company at the start of 2026 after a merger with HOFV Holdings, an entity affiliated with developer Industrial Realty Group. BGL’s Real Estate Advisors served as the financial advisor to HOFV Holdings in the transaction. The transition to private ownership also enables continued investment in the Company’s destination-focused operations at Hall of Fame Village, supporting sustainable development, community engagement, and long-term value creation.
